What is a rental agreement?

A rental agreement is a written contract between the landlord or representative and the tenant that gives the terms and conditions concerning the tenant’s use of the rental unit.

What is a lease?

A lease is a written rental agreement that is for a set period of time, such as a year, at a fixed rate of rent.

What is the difference between a “fee” and a “deposit”?

A “fee” is a nonrefundable payment for expenses that are expected, such as application, cleaning and pet acceptance.

A “deposit” is any refundable payment that encourages the tenant to live up to the rental agreement.

What fees will I incur as a tenant?

A $35 dollar application fee per applicant is required when an application is submitted for approval. No Cash Accepted

A $50 late fee will be charged each time the rent is over 5 days past due.

What deposits will I incur upon move-in? When will it be returned?

Upon selection of a property, a security and pet deposit is required, as applicable. These deposits will be returned within 30 days after you have vacated the property, less any amount deemed necessary for cleaning and maintenance, as required by state law.

First month’s rent, pro-rated as necessary, is also required upon move in.

How do you screen tenants?

We use a national tenant screening service to obtain credit reports, criminal background checks, and other public records searches. We verify employment, income and rental history. We also perform a personal interview with each applicant.

How will I know if my application is approved?

We will notify you within 3-5 working days of receipt of your application as to acceptance or denial. Application and screening fees must be submitted with the completed application in order to be eligible for approval.

May I have pets?

Some properties do allow pets on the premises. We will conduct an interview with each pet to determine breed, size and temperament before tenancy is approved. Be expected to pay an additional amount to keep your pets at the property. The amount will vary depending on the number of animals you have.

What are my responsibilities as a tenant?

You are responsible for paying all utilities, obtaining renter’s insurance, maintaining the property inside and out and returning the property in the same condition you received it, excepting normal wear and tear. Regular follow ups by our office will determine if you are in compliance with these requirements.

What if a repair needs to be made?

All repairs to the home and property are to be made through our office, unless directed otherwise. You may either call our office or email a repair request to Rent@GorgeRentals.com.

What if there is an emergency?

In the event of a maintenance emergency, call our office immediately. If it is after business hours, you will be directed to an emergency contact number from our office message. You will be contacted soon after placing your call and the repair will be made within 24 hours.

Do I have to give notice before I move out?

If you are renting month to month, you are required to notify our office in writing 30 days before you plan to move out. You may either mail or deliver this notice in person.

If you move out before the end of your lease, Oregon and Washington Landlord Tenant Law dictates you are required to continue to pay the rent and maintain the property, or pay to have it maintained, until it is re-leased or the lease expires.

How do I apply for a rental property?

You may pick up an application in person at our office, request one by phone or download one from our website. Completed applications can be delivered in person or mailed to our office. All application and screening fees must accompany submitted applications.
